Türkiye Emerges as Leading Applicant in Greece’s Golden Visa Surge
Between March 2024 and March 2025, applications for Greece’s Golden Visa Program from Turkish nationals increased by an impressive 46%, underscoring growing interest in the residency-by-investment scheme.
According to Denis Kravchenko, Business Development Director and President at Astons, political instability in Türkiye is a primary factor fueling this surge. Speaking to News Bomb, Kravchenko highlighted that in January 2025 alone, Turkish nationals spent approximately €135 million on overseas real estate, with a significant portion directed towards programs like Greece’s Golden Visa, as per data from the Central Bank of Greece.
Türkiye Now Among Top Golden Visa Recipients
In 2024, Greece received a total of 9,289 Golden Visa applications, with 1,356 submitted by Turkish citizens, placing Türkiye as the second-largest nationality group benefiting from the program. The Golden Visa scheme offers non-EU nationals a pathway to residency in Greece in exchange for qualifying investments, traditionally through real estate.
Top Destinations: Greece and Dubai
Bayram Tekce, President of the Real Estate Services Exporters Association of Türkiye, noted that Greece and Dubai have become the top destinations for Turkish real estate buyers. He explained that many Turkish investors seek greater personal freedom and international mobility, with the Golden Visa being a practical route to achieving both.
Greece Plans to Diversify Investment Options
While real estate remains the most popular route, the Greek government announced plans to broaden the Golden Visa scheme by including startup and innovation-based investment options. This strategic shift aims to attract high-value investors through more diversified and economically productive channels.
